Do I need to give an email address to use the toolkit?
No. Every instrument downloads directly with nothing asked in return, and the calculator runs entirely in your browser. The figures you type are never transmitted to Middle Coast Holdings or to anyone else.
What is the napkin calculator and what does it work out?
It is a sixty-second underwrite for a rental property. You enter purchase price, unit count, average monthly rent, vacancy rate, annual operating expenses and annual debt service. It returns gross scheduled rent, net operating income, cash flow after debt service, price per door, gross yield, and the debt service coverage ratio measured against a 1.25 times floor. A single button re-runs the whole thing with rents flat, vacancy one point worse and expenses six percent higher.
What is a good debt service coverage ratio for a multifamily property?
Middle Coast Holdings uses 1.25 times as the floor: net operating income must cover annual debt service at least 1.25 times. Institutional lenders commonly draw the line in the same place. Below that there is cash flow but not enough margin between a bad quarter and a bad outcome.
Do these tools only work on Middle Coast deals?
No. Every tool works on any sponsor and any deal, including Middle Coast's own. The calculator can fail a Middle Coast deal and the scorecard can score the firm badly. An instrument that only flattered the people who published it would not be an instrument.
Can the scorecard and checklists be filled in on a computer?
Yes. The Sponsor Scorecard, the Twelve Questions and the Gate Checklist are fillable PDFs with real form fields, so they can be typed into on screen and saved, or printed and written on. No printer is required.
